Basement finishing in Northwest Arkansas

If your home has an unfinished basement, it’s often the cheapest living space you can add. We finish it so it stays dry and passes inspection.

Moisture first

Water is the number-one basement problem. Before we frame anything, we look for signs of water: efflorescence on the walls, stains, a musty smell, how the yard drains. Then we plan around it with grading and gutters, a vapor barrier, and dehumidification where needed. Finishing over a damp wall just hides the problem behind new drywall.

Waterproofing before you finish

Basement waterproofing comes before the framing and drywall, never after. Once a wall is finished, the only sign of a leak is mold or a stain, and fixing it means tearing out the new work. The building code Arkansas uses (the 2021 International Residential Code) sets the baseline for a below-grade space:

  • Grading outside. The ground has to fall at least 6 inches within the first 10 feet away from the foundation (IRC R401.3). Gutters, downspout extensions and regrading are the cheapest water fixes there are, so we check them first.
  • Exterior dampproofing or waterproofing. Concrete and masonry walls that hold back earth around living space must be dampproofed on the outside, and fully waterproofed with a membrane where there’s a high water table or other severe soil-water conditions (IRC R406.1 and R406.2). That work is done from the outside, so in a finished house it means digging.
  • Foundation drains. Drains at or below the footing must carry water to an approved drainage system by gravity or a pump (IRC R405.1).
  • Interior drainage and a sump. Where water reaches the slab, an interior perimeter drain feeding a sump pit with a pump is often the practical fix in an existing home. The code’s own sump requirement is a pit at least 24 inches across and 24 inches below the floor (IRC R405.2.3).

Which of these your basement needs depends on what we find: where the water shows up, when, and how the yard drains. If you’re building new on a sloped lot, the time to plan the drainage is before the foundation is poured. See building a custom home on a hillside or walkout lot.

What finishing a basement involves

  • Insulated, moisture-aware wall framing
  • Electrical: outlets, lighting and any new circuits
  • HVAC so the space is actually comfortable
  • Egress: a bedroom needs a code-compliant way out, usually an egress window
  • Optional bathroom or wet bar (plumbing below the sewer line may need a pump)
  • Drywall, flooring suited to below-grade use, trim and paint

Our basement finishing services

We take a basement from bare concrete to finished living space as one job: moisture fixes, framing, electrical, HVAC, egress windows, an optional bathroom or wet bar, drywall, flooring and trim, with the permit and inspections handled. You can also finish in phases: one family room now, a bedroom and bath later. If we know the plan up front, we rough in the plumbing and circuits for the later phase while the walls are open.

Finishing a basement in Bentonville? Bentonville runs remodel work through its Residential Alteration or Remodel permit, and our remodeling contractor in Bentonville page walks through what that eTrakit application asks for. In Lowell, electrical, plumbing and mechanical work each need a separate permit, so a finished basement usually carries several; see remodeling in Lowell.

Walkout and partial basements

Many NWA basements are walkouts on a sloped lot, especially in hilly areas like Bella Vista. A walkout gets daylight and a door at grade, which makes it easier to finish as real living space and to meet egress rules.

Typical cost in NWA$15,000 – $75,000

Depends mostly on size, moisture work, and whether you add a bathroom or bedroom with egress.

Range based on HomeAdvisor 2025 national cost data. Your written estimate depends on size, materials and what’s behind the walls.

Questions about basement finishing

Do I need a permit to finish my basement?

Usually, yes. Adding finished living space, a bedroom, a bathroom or new electrical generally requires a building permit and inspections. We handle the permit.

Can a basement room count as a bedroom?

Only if it meets code for a bedroom, which includes an emergency escape opening (egress window or door), enough ceiling height, and a smoke alarm. We design for that from the start.

My basement gets damp. Can it still be finished?

Often, but the moisture has to be solved first. We’ll show you what we find and what it takes to fix it, before quoting the finish work.

“We have an air bnb in downtown Bentonville and these guys helped us fix it up. They also really helped us get it back up and running after the tornado in June 2024. They even connected us with some of the services needed that they don’t cover such as water removal. Thanks guys!”
