Remodeling and construction services in Northwest Arkansas

One contractor from estimate to final walkthrough, with the same itemized pricing on every job.

Specific projects

  • Tub-to-Shower Conversion: Pull out a tub you never use and build a walk-in tile shower in the same space.
  • Walk-In Showers: Custom tile walk-in showers: curbless or low-curb, niches, benches, glass and handheld showerheads.
  • Deck Replacement: Tear out a rotted or unsafe deck and rebuild it to current code, in wood or composite.
  • Covered Patios & Patio Covers: A roof over your patio or deck, framed and tied into the house so it handles NWA weather.
  • Pergolas: Wood or aluminum pergolas over a deck or patio, open, shaded or louvered, on real footings with permits handled.
  • Outdoor Kitchens: Built-in grills, counters, sinks and power on a patio or deck, with the gas, electrical and permits done right.
  • Screened Porches: A screened porch or three-season room, framed and roofed to tie into the house, with permits and ACC approval handled.

How we scope a job

Every project, from a tub-to-shower conversion to a new custom home, starts the same way. The goal is a price you can plan around, with the surprises found before the work starts instead of halfway through.

  1. A phone call. We ask what you want to change, roughly when, and what kind of budget you have in mind. If it’s something we don’t do, we say so and try to point you to someone who does.
  2. A look at the space. On site we check the things that change the price: what’s behind the shower walls, whether a deck ledger is bolted and flashed, signs of moisture in a basement, how a new roof would tie into the house, and where the plumbing and electrical run.
  3. A written, itemized estimate. Materials, labor and allowances are listed line by line, so you can see where the money goes and choose where to spend more or less.
  4. Permits checked for your city. Each city asks for different paperwork. Bentonville wants scaled drawings of the existing and proposed work uploaded with the application, Rogers asks for before-and-after floor plans of the whole house plus an electrical plan, and Fayetteville requires a separate permit for plumbing, electrical and HVAC. We find out what your project needs and pull it.
  5. A scope and schedule you agree to before anything starts, with payments tied to the work actually completed.

Which service fits your project?

Working in Bentonville? Our page on hiring a general contractor in Bentonville covers the city’s remodel permit checklist and what remodels there usually involve. In Springdale, where building, plumbing, electrical and mechanical permits are separate, see what it means to hire a general contractor in Springdale.

Where we work

We work across Benton and Washington counties. Each town has its own permit office and its own kind of housing, so each one has its own page:

If your town isn’t listed, call anyway. We also work in the smaller towns around these cities, and we’ll tell you on the first call whether your project is a fit. The full list is on our service areas page.

Who we work for

Most of our clients are homeowners. We also work for property owners and investors with long-term rentals and Airbnbs, including owners who live out of state. For them we run the job end to end: we meet the inspector, keep you posted with regular updates, and bill as the work is completed, so you don’t have to fly in to check on it. Turnover repairs, storm damage and a full renovation between tenants all fall under home renovations and repairs.

What to check before you hire any contractor

Whether you hire us or someone else, these four questions sort out most of the risk:

  1. Is there an Arkansas contractor license? The state requires one for residential building, remodeling and home-improvement work over $2,000. Ask whose name is on it.
  2. What insurance do they carry? Ask for liability and workers’ compensation. We carry both.
  3. Who pulls the permit? It should be the contractor. If one asks you to pull it yourself, ask why. In Springdale, for example, a homeowner can pull permits only for a home they own and live in, so a landlord can’t.
  4. Is the estimate itemized? A single number can’t be compared with another bid. A line-by-line estimate can.

Questions about working with us

Can you handle more than one project at the same time?

Yes, and it often saves money. A kitchen and a bathroom, or a new deck with a covered patio, can share the same permits, trades and schedule. We price the pieces separately on one estimate so you can see what each part costs.

What’s on an itemized estimate?

Each part of the job on its own line: materials, labor and any allowances (for example, a tile or fixture allowance you choose within). If you want to change a finish or cut something to hit a budget, you can see exactly what that changes.

Do I need to know exactly what I want before I call?

No. Most people start with a problem (a dated bathroom, a soft deck, a basement nobody uses) and a rough budget. We help you turn that into a scope, and the estimate shows the options side by side.

Which towns do you work in?

Bentonville, Rogers, Fayetteville, Springdale, Bella Vista, Centerton, Lowell, Cave Springs and Siloam Springs, plus the smaller towns around them in Benton and Washington counties.

Do you pull the permits?

Yes. We find out what your city requires for your project, pull the permits, schedule the inspections and meet the inspector.

Can you manage a project on my rental if I live out of state?

Yes. We work for rental and Airbnb owners who don’t live here. You get a written, itemized estimate, regular updates, and billing tied to the work actually completed.
