Remodeling and building in Springdale

Springdale is NWA’s second-largest city, with about 89,400 residents in the Census Bureau’s 2024 estimate. Homes here are more affordable than in Bentonville or Rogers: the Skyline Report put the average sale at about $385,000 in the second half of 2025. That makes a well-planned remodel one of the best ways to add value.

We remodel bathrooms and kitchens, build and replace decks, and handle repairs and renovations for Springdale homeowners and rental owners, from walk-in tile showers to replacing a worn-out deck.

Permits in Springdale

Springdale’s Building Department issues building, electrical, mechanical and plumbing permits. We check your project with the city and pull what it needs. Springdale Building Department

Arkansas also requires a state contractor license for residential building, remodeling and home-improvement work over $2,000. We handle the permits, schedule the inspections and meet the inspector, so you don’t have to deal with the city yourself.

What Springdale’s homes need

Springdale has the oldest housing of NWA’s four big cities. In the Census Bureau’s American Community Survey (2020–2024), the median Springdale home was built in 1994, against 1997 in Fayetteville, 1998 in Rogers and 2007 in Bentonville. About 40% of Springdale homes were built before 1990, and only about 14% in 2010 or later. A little over half (about 53%) are owner-occupied.

That makes Springdale a repair-and-update market as much as a remodeling one. The common projects are bathrooms and kitchens that haven’t been touched since the house was built, decks that need replacing rather than patching, and renovations of rental houses between tenants. On an older house, we look for the problems that only show once you open things up (water damage under a tub, an overloaded electrical panel, rotten rim joists under a deck) and write them into the estimate before work starts.

How Springdale permits a remodel

Springdale’s Building Department issues building, electrical, mechanical and plumbing permits and reviews plans before a permit is issued. Its FAQ says a building permit is required if you are building more than 120 square feet or moving walls or doors, and that electrical, plumbing and mechanical permits should be pulled by the contractor or property owner. Changing siding doesn’t need a permit unless the structure changes. The city currently enforces the 2018 Arkansas Plumbing Code, the 2021 Arkansas Mechanical Code and the 2020 National Electrical Code, among others. Inspections are requested by email, and we schedule and meet every one.

That split is the main reason to hire a general contractor in Springdale rather than separate trades. A bathroom that moves a wall, the drain and a circuit can need a building, plumbing and electrical permit, each pulled by the right party and inspected in the right order. As a construction company that holds the Arkansas contractor license for residential work over $2,000, we pull the permits, line up the plumber and electrician behind the framing, and book each inspection before the walls close, so you have one contact and one price for the whole job.

Bathroom remodeling in Springdale

Most Springdale bathrooms we’re asked to redo date from one of two eras. The Census survey counts about 14,300 Springdale homes built between 1990 and 2009, close to half the city, and about 12,600 built before 1990, including roughly 2,100 from the 1960s and another 1,750 from before 1960. The first group usually has sound plumbing and a dated, builder-grade bath: a fiberglass tub-and-shower unit, a single vanity, a small exhaust fan. The second group is where we expect to replace old supply lines and drains, add a properly vented fan, and put GFCI protection on the outlets once the walls are open.

For a 1990s or 2000s bath, the popular project is a tub-to-shower conversion or a tile walk-in shower with a wider vanity. For an older one, it’s often a full gut down to the studs and subfloor, priced with an allowance for whatever turns up under the old tub.

The permit side is where Springdale differs from its neighbors. The city lets a homeowner pull a home repair, plumbing or mechanical permit to repair or replace fixtures in their own single-family house, so swapping a toilet or a faucet in place is something you can permit yourself. Once a remodel moves walls or doors, the city requires a building permit, and moving the drain or adding circuits brings in plumbing and electrical permits that are pulled and inspected separately. That’s the point where one contractor running the whole job saves you time: we pull each permit, book the inspections by email in the right order, and close the walls only after the rough-ins pass.

Springdale remodeling questions

Do I need a permit to remodel a bathroom in Springdale?

Usually. Springdale requires a building permit if you’re moving walls or doors or building more than 120 square feet, and plumbing and electrical work need their own permits. Swapping a fixture in place can fall under a simpler repair or plumbing permit. We tell you which ones your project needs and pull them.

Can I pull my own bathroom permit in Springdale?

For repairs and fixture swaps, yes: Springdale lets homeowners get a home repair, plumbing or mechanical permit to repair or replace fixtures in a single-family home. A remodel that moves walls, doors, drains or circuits needs a building permit plus the trade permits, which we pull as your contractor.

Do I need a permit to replace siding in Springdale?

Not according to the city, as long as the structure of the building doesn’t change. If rotten sheathing or framing turns up under the old siding, that repair can change the answer, and we check with the Building Department before going on.

“We have an air bnb in downtown Bentonville and these guys helped us fix it up. They also really helped us get it back up and running after the tornado in June 2024. They even connected us with some of the services needed that they don’t cover such as water removal. Thanks guys!”
